Store Extension with Mezzanine & Modular Office

In parts and service, the clock is always running — but growth often means new machines, and new machines need floor space you don't have. The hard part is making room without moving walls. Here's how we helped a client free up their floor and add a dedicated R&D space, all inside the same building.

THE challenge

Our client needed floor space for new machinery — but their existing parts store was taking up ground they could no longer spare. On top of that, they wanted a proper, enclosed space for R&D: somewhere their team could test and develop without the noise and traffic of the shop floor.

The catch was doing both without expanding the building.

THE outcome

We built up instead of out. A freestanding mezzanine went in over the existing parts store, lifting that inventory to a second level and clearing the floor below for the new machines. Alongside it, we created a modular building to give the R&D team a clean, enclosed workspace of their own. And because industrial needs rarely sit still, we built it all to flex — so the client can adapt the setup as their operation changes, without starting over.
