Turnkey for Space Optimization
Paying rent on space you can't use is one of the quietest drains on a warehouse operation — and it usually hides in plain sight, in the empty air above the racks and the floor those racks eat up. With a lease renewal coming, Flocor wanted that space back. Here's how we gave it to them.
THE challenge
Flocor, a division of Groupe Deschênes, came to us with a problem they could measure: too much wasted space in their racking, and too much floor tied up holding it. Their lease was up for renewal, and they wanted to negotiate it from a leaner, more efficient footprint rather than pay for square footage they weren't really using.
THE outcome
We started with a walkthrough, and the answer was hiding over the packing area — dead space with nothing above it. We built a freestanding mezzanine there and moved all of Flocor's small parts up into shelving on the new level. That emptied out rows of racking, which came down and were returned: 10,000 sq ft of racking recovered, in a 5,000 sq ft mezzanine footprint. Adding a conveyor to the mezzanine did more than save space — it tightened the whole pick-and-pack flow.
The result was a turnkey project that paid for itself in under three years on a ten-year lease — lower rent and higher productivity for the rest of the term.
